About Niagara Falls

Niagara Falls is a city of approximately 84,000 and is one of Canada's top tourist destinations. From world class casinos to attractions to the falls itself, Niagara Falls offers something for everyone.

Niagara Falls is conveniently located on the US border offering residents many shopping opportunities in both Niagara Falls, NY and Buffalo, NY. The city is also home to world class shopping include the Factory Outlet Mall and Niagara Square which is rapidly being revitalized. The Pen Center, located in St. Catharines, is the Niagara Regions largest shopping mall and is just a 15 minute drive away.

Finding an apartment in Niagara Falls that's just right for you shouldn't be too difficult. There's a fairly wide selection of apartments to choose from ranging in price and quality.


Where to live in Niagara Falls

Most Niagara Falls apartments can be found east of the QEW and both north and south of Hwy 420. The key to selecting an apartment in Niagara Falls will be determining just how close to the tourist areas you want to get. For example, as you travel east from the QEW, once you hit Stanley Ave you are entering the main tourist area and traffic will be something you want to give consideration to. Niagara Falls tourist areas are extremely busy year round and almost impossible to navigate in during the summer months. Apartments on or in the Stanley Avenue area that are north of Hwy 420 are generally unaffected by the tourists.

Look for apartments along Portage Road and Dorchester Road if you want to be close to the action but just far enough away so that you'll be mostly unaffected by the traffic congestion. McLeod Rd and Drummond Rd offer some buildings and these areas are mostly frequented by locals. If you want to be completely away from the tourist areas, look to the apartments located north of Thorold Stone Rd.

Most housing to the west of the QEW is single family housing. If this is the area you want to live in, look for a house for rent or perhaps a basement apartment. This is the much quieter end of the city and is much less affected by the tourists. Unfortunately, there aren't that many apartments to choose from in this area.

Transportation Routes

Niagara Falls offers excellent highway access. The QEW cuts the city in half east and west while Hwy 420 cuts the city in half north and south. There are also several reasonably fast routes to either highway that locals tend to use, especially during the summer months, to avoid traffic congestion.

Fortunately most apartments in Niagara Falls offer easy access to one or both highways.

Rental rates in Niagara Falls

You may be surprised to find that apartments in Niagara Falls are reasonably priced and on average cost about the same or slightly less than apartments in St. Catharines. One bedroom apartments can cost anywhere from $600 per month to about $550. Two bedroom apartments start at about $650 with most averaging about $850 a month. Vacancy rates in Niagara Falls remain relatively stable at around 5%.

Industry in Niagara Falls

Niagara Falls is mostly a tourist town. As a result, the majority of local jobs are in the hospitality industry, which are not always the highest paying jobs. Hotels, restaurants and tourist attractions such as Marineland are always looking to hire. The two Niagara Falls Casinos remain a dominant employer and offer better than average wages.

Considering the sheer volume of people that move through Niagara Falls, it's a pretty safe city. The downtown area is currently undergoing a revitalization and once complete will greatly improve one of the city's more troublesome areas. If we had to pick our least favourite area, it would be Main Street between Lundy's Lane and Stanley Avenue.

Niagara Falls is located in close proximity to St. Catharines. Located just 15 minutes from Niagara Falls, St. Catharines offers a wide variety of apartments at reasonable rental rates. Welland is another city you may want to consider. Located about 15 - 20 minutes away from Niagara Falls, Welland offers a smaller selection of apartments to choose from however prices can be much better than Niagara Falls or St. Catharines.
